When we started this in 2024, self storage in Spain was growing at 8.16% per year. A lot of new facilities were opening at the time β not as many as now, but there was already serious momentum. And yet most operators were still handing their marketing to generalist agencies that knew nothing about this sector, which was hurting their performance without them even realising it.
That's where we spotted the gap and we went all in. We started working with 6 facilities. Today we manage over 100.
We're not sharing that number to boast. We're sharing it because it says something about how this sector works: operators talk to each other. When something genuinely works, the community finds out by itself. And when it doesn't, they find that out too. That word-of-mouth between professionals (at trade shows, at events, on WhatsApp, in sector groups) is what has driven our growth, not advertising campaigns.
With that in mind, we've decided to share what we've come to know about this sector.
When a new client comes to us as their self storage marketing agency, the first thing we do is audit their Google Ads campaigns. And we almost always find the same thing.
Money going to searches that don't attract their actual customer. Keywords that are too broad, poorly calibrated bids, ads that generate clicks but no bookings β and most commonly, conversions that aren't being tracked, leaving operators with no idea what's happening or where their customers are coming from. A classic.
As a concrete example: a facility that came to us a few months ago was spending β¬2,400 a month on Ads. After the audit, we brought that down to β¬1,750 while actually increasing their booking volume. Conversions went up 12% that quarter.
That's the typical range we work within: a 20% to 25% reduction in ad spend, while maintaining or improving results. It's not magic. It's stopping the spend on everything that isn't converting, and going hard on what is.
Cutting ad spend matters. But it's not enough if nobody can find you organically.
There are two fronts we work on in parallel. The first is Google's Local Pack: those map results that appear at the top when someone searches "storage unit in London" or "self storage near me". Click-through rates there are higher than any other type of local result. Earning a position in competitive cities isn't easy and it's exactly what we deliver consistently for our clients.
The second front is the one changing fastest. Google's AI Overviews went from appearing in 15% of searches in 2025 to showing up in 43% of all queries in 2026. Traffic to Google's AI Mode grew from 126 million visits in June 2025 to 279 million in May 2026. And that's without counting the rest of the generative search landscape (ChatGPT, Perplexity, Claude) where more and more people are searching to compare, buy, or get information.
Operators who aren't optimised to appear in those AI-generated answers are losing visibility every single day. Without wanting to overdramatise it: they simply stop existing for a growing share of their potential customers.
You can have the best campaign in the world and the best local rankings. If someone calls at 7:30 on a Friday evening and nobody picks up, you lose the customer.
This was the most common problem we saw when we first started working with new facilities. Missed calls in the afternoon. WhatsApp messages unread over the weekend. Enquiries that came in out of hours and went cold before anyone saw them on Monday.
